HOW WE FIND YOU THE BEST TENANT
"Quality tenants make for a harmonious home. Screen wisely, rent confidently."
We prioritize finding the right tenant over any tenant just to get your property rented. When it comes to your investment, choosing the best tenant can have a significant impact on the success and overall experience of owning rental property. Here are some key reasons why this approach is extremely important:
- Long-term stability: Finding a tenant who is a good fit for your property can lead to longer and more stable rental agreements. This reduces turnover and vacancy periods, which can be costly and time-consuming.
- Reliable income: A well-qualified tenant is more likely to pay rent on time, reducing the risk of rental income disruptions. This helps you maintain a steady cash flow.
- Property maintenance: The right tenant is more likely to take good care of the property, reducing maintenance and repair costs in the long run.
- Legal and regulatory compliance: Screening tenants carefully can help you avoid potential legal issues and ensure that you are complying with fair housing laws and other regulations.
- Positive relationship: A good tenant-landlord relationship can lead to a more pleasant and cooperative atmosphere enhancing your overall investment experience.
Property owners often rush to find tenants for their properties, especially when there's a mortgage involved. Whether the property participates in Section 8 or not, we recognize the importance of rigorous tenant screening and the careful selection of suitable renters. We have developed a robust checkpoint system for processing tenants, in which we verify and check the following:
- Credit
- Income
- Eviction
- Rental History
- Criminal Background
- Employment
- Bankruptcy
- Pet Verification
- Collection History
- Public Records
- Social Media
- Sex Offenses
We partner with Acutraq, a third-party service dedicated exclusively to tenant screening. Given the increasing number of federal regulations related to personal information, Acutraq plays a vital role in ensuring strict compliance to prevent potential liability issues that could lead to legal actions.
When evaluating applicants enrolled in the Housing Choice Voucher (HCV) program, we still assess their credit history, although credit scores hold less significance due to their receipt of government subsidies. For HCV participants, we place greater emphasis on their collections history, including matters such as utilities and their share of rent payments.
Our comprehensive evaluation approach has consistently yielded excellent results: tenants find well-maintained homes, and property owners secure tenants who take good care of their properties. Taking the time to find the right tenant may require some patience, but it can ultimately lead to a more successful and less stressful rental experience for us, for you, andfor the tenant.
