TENANT SCREENING & APPLICATION REQUIREMENTS


Important Notice

Before submitting an application, all applicants must review and understand the Tenant Screening Requirements, Resident Benefit Program, and Pet Policy. These policies are subject to change without notice. By submitting an application, you authorize Atlanta Marietta Inc. (also known as Atlanta Area Property Management), its agents, representatives, and the property owner to access, review, and discuss the information contained in your application.


GENERAL TENANCY POLICIES


APPLICATION PROCESSING

Applications are processed through Acutraq Background Screening on a first-come, first-qualified basis. If another application is submitted before yours, your application will be placed on hold. If the earlier applicant is approved and accepts the property, your application will be archived and your application fee will be refunded within 14 days. Notifications are not provided unless your application is processed.

Once your application enters the screening process, the application fee becomes non-refundable. If an application is denied, a formal declination letter will be issued. Our Property Managers do not pre-screen applicants and cannot determine the likelihood of approval. Application processing generally takes up to 7 business days, depending on employer and landlord response times.

All applications must be fully completed and include all required documentation. Incomplete applications will be archived without a refund. All adults contributing to household income must submit an application and complete screening. The application fee is $75 per adult. Applications with frozen credit files or unverifiable information will be declined.

Students or applicants with limited credit or employment history may use a guarantor. The guarantor must submit a full application, be approved, and agree to co-sign the lease.

Applications are processed for 18–24 month lease terms. Applications requesting 12-month lease terms may not be processed.


IDENTIFICATION REQUIREMENTS

All applicants must submit a valid government-issued photo ID and proof of legal residency in the U.S. Acceptable documentation includes Social Security Card, Resident Alien Card, Work Visa, or Passport. Tax ID numbers are not accepted.


CREDIT & INCOME REQUIREMENTS


For Monthly Rents Under $1,200:

TENANT ASSURANCE PROGRAM FOR RENTS UNDER $1200

Applicants who do not fully meet the standard Tenant Screening Requirements—such as those with low credit scores, recent eviction filings, or a bankruptcy—may be considered under the Tenant Assurance Program at the sole discretion of management. This program allows certain applicants to qualify for tenancy with additional risk mitigation measures designed to provide greater assurance to the property owner.

For Monthly Rents Between $1,200 and $2,000:

TENANT ASSURANCE PROGRAM FOR RENTS $1200 TO $2000

Applicants who do not fully meet the standard Tenant Screening Requirements may be considered under the Tenant Assurance Program at the sole discretion of management. Participation may require payment of the standard security deposit plus a $1,550 to $2000 Tenant Assurance Program fee, generally equivalent to approximately double the security deposit amount.

For Monthly Rents Greater than $2,000:

The Tenant Assurance Program is not available for properties with monthly rent exceeding $2,000.

MOVE-IN FUNDS & PROCESS

  1. Upon approval, you must pay a reservation fee (equal to one month’s rent) and an administrative fee with a bank wire or Zelle.
  2. If your lease starts on or after the 20th of the month, you must pay prorated rent and the Resident Benefit Program fee at move-in.
  3. Full security deposit, prorated rent, and all other funds must be paid with a bank wire or Zelle before keys are handed over.
  4. If funds are not submitted on time, the lease will be terminated and the reservation fee forfeited.

RENT PAYMENT


OWNER-MANAGED HOMES

If the home is owner-managed, regular rent payment instructions will be provided by the owner. The owner will also have access to your application and supporting documents.
