We Are No Longer Accepting Section 8 Properties

At Atlanta Marietta, we strive to provide high-quality property management services while maintaining the financial viability of the homes we oversee. Unfortunately, due to the increasing costs of property maintenance and management, we are no longer accepting new Section 8 properties.

In today’s economic climate, many property owners are struggling to meet their financial obligations as rental income fails to keep pace with rising expenses. Property taxes continue to climb, insurance premiums are reaching record highs, and the cost of labor and materials for repairs has become unsustainable. Despite our best efforts to control expenses, the challenges of maintaining Section 8 properties have become increasingly difficult.

Managing a Section 8 rental requires significant oversight, including frequent drive-by checks, internal and external inspections, and ongoing coordination with the Housing Authority for documentation, payments, and compliance. The administrative burden, combined with the rising costs of repairs and maintenance, has made it impractical for us to continue offering this service while upholding our standards.

Additionally, Atlanta now has thousands of newly built, government-subsidized apartment communities offering modern amenities such as granite countertops, stainless steel appliances, and attractive move-in incentives. As a result, traditional Section 8 rental homes struggle to compete in this evolving market.

For these reasons, we are no longer accepting new Section 8 properties. We appreciate your understanding and remain committed to providing exceptional service to our property owners and tenants.
